📋 About Tenant Notice to Terminate
A tenant ending a tenancy must give written notice using Form N9. For a monthly or yearly periodic tenancy, this is 60 days, and the termination date must be the last day of a rental period. For a daily or weekly periodic tenancy, it's 28 days.
For a fixed-term lease, the tenant must give at least 60 days' notice, and the termination date cannot be earlier than the last day of the term. Ending the tenancy sooner than that generally requires the landlord's agreement.
A tenant who receives a landlord's own-use or demolition notice (N12/N13) is permitted to give as little as 10 days' notice in response, instead of the standard 60/28 days.

A tenant's notice to terminate must be in writing, using the LTB's Form N9 or an equivalent written notice.

Period Alignment Matters

Notice that doesn't end on a valid period date can be treated as invalid — when in doubt, confirm the exact date.

Mutual Agreement (N11)

A landlord and tenant can always agree to end a tenancy early or on different terms using Form N11.

Shorter Notice for N12/N13

Responding to a landlord's own-use or demolition notice allows a much shorter 10-day notice period.
