Free Ontario Landlord & Tenant Calculators

Renting in Ontario comes with rules that are precise but easy to miss: how much rent can legally go up this year, how much notice ends a tenancy, what interest is owed on a deposit, and how long an eviction really takes. Our free Ontario landlord and tenant calculators turn those rules into clear numbers and dates, for both sides of the lease. Everything is based on the current Residential Tenancies Act and the government-set annual rent increase guideline — free to use, private, and with no obligation. Whether you’re a tenant checking a rent increase or a landlord calculating compliant notice, you get a reliable starting point in seconds.

Ontario tenancy law is provincial and detailed, and the Landlord and Tenant Board (LTB)enforces it strictly. A rent increase served the wrong way, a notice with the wrong end date, or a miscalculated deposit interest amount can all cause real problems. These tools are built around the specific RTA rules so your numbers hold up.

What You Can Estimate

Rent Increases & Exemptions

The Rent Increase Guideline Calculator works out the maximum increase allowed under this year’s guideline. But not every unit is covered — the Rent Control Exemption Checker tells you whether your unit is exempt (for example, units first occupied on or after November 15, 2018), and the Above Guideline Increase (AGI) Calculator estimates how a capital-expenditure increase phases in over time.

Deposits, Proration & Move-In Costs

The Last Month’s Rent Interest Calculator works out the annual interest a landlord owes on an LMR deposit, the Prorated Rent Calculator handles partial months at move-in or move-out, and the Move-In Cost Calculator totals the cash needed to move into a new rental. Budgeting a rental search? The Rent Affordability Calculator applies the standard 30% income guideline.

Notices, Evictions & Compensation

The N4 Eviction Timeline Calculator maps the key dates in a non-payment eviction, from notice to a likely LTB hearing window, while the Tenant Notice to Terminate Calculator finds the correct deadline for a tenant to end a tenancy. When a landlord ends a tenancy for their own use or to renovate, the Landlord Compensation Calculator estimates the compensation owed for an N12 or N13 notice.

Built for Both Landlords and Tenants

The same Residential Tenancies Act rules bind both sides of a tenancy, which is exactly why these calculators are useful whether you rent or own. A landlord can confirm a rent increase is compliant and calculate the deposit interest they owe; a tenant can check whether a notice period is valid or estimate how an eviction timeline is likely to unfold. Getting the numbers right up front prevents the costly, avoidable disputes that so often land at the LTB.

  • Built on the Residential Tenancies Act — plus the current annual rent increase guideline.
  • 100% free and private — no sign-up, no payment, nothing shared.
  • For both sides — the same rules apply to landlords and tenants alike.
  • Avoid costly mistakes — get notice dates, increases, and deposits right the first time.

When These Rules Don’t Apply

Most residential tenancies in Ontario are covered by the Residential Tenancies Act, but not all. Units first occupied on or after November 15, 2018 are exempt from the rent increase guideline cap (though other RTA rules still apply), and certain housing types — including most social and supportive housing — are governed by different rules entirely. If you’re unsure whether your unit is covered, the Rent Control Exemption Checker is the right place to start.

Preparing for a Landlord and Tenant Board Hearing

If a dispute reaches the Landlord and Tenant Board, preparation is what wins hearings — and the numbers are a big part of that. Whether the issue is rent arrears, an above-guideline increase, deposit interest, or compensation for an N12 or N13, being able to show the Board a clean calculation, backed by the relevant Residential Tenancies Act rule, makes your case far easier to follow and accept. Landlords should confirm that any rent increase or notice was calculated and served correctly, since a technical defect can sink an otherwise valid application. Tenants should check that the amounts being claimed against them are actually correct and that any notice used the right dates. Running the relevant calculator before the hearing — and printing the result — turns a he-said-she-said dispute into a documented one.

An Estimate Is a Starting Point, Not Legal Advice

These calculators are designed to inform, not to replace legal advice. They apply the general RTA rules, but real outcomes can depend on the specific facts, LTB scheduling, and case-by-case circumstances. Use the numbers to plan and to understand your rights. For a contested eviction, a complex dispute, or a matter with high financial stakes, our lawyers can review your situation and help you avoid costly missteps — often starting with a free consultation.
