Does an eviction notice mean I have to move out immediately?

No. A notice of termination is the first step, not an eviction. In almost all cases, your landlord must apply to the Landlord and Tenant Board and get an order, and even then, only the Sheriff's office can enforce an eviction — a landlord cannot remove you or your belongings themselves.

Can paying my rent stop an N4 eviction?

In many cases, yes. Paying the full amount of rent actually owed (not late fees or other charges) before the termination date, or in some cases up until the LTB hearing, can void an N4 notice — but the specific timing and amount matter.

What is my right of first refusal under an N13 notice?

If your landlord serves an N13 for renovations in a building with 5 or more units, you generally have the right to move back into your unit at the same rent once the work is done, provided you give the landlord written notice that you want this right before you move out.
